Programming & Schematic Design

This initial phase involves gathering information and assisting you in evaluating your project requirements and goals. We'll accumulate all available research, assess local planning and building codes, and engage in discussions to explore possibilities and determine a clear program. Once the program is determined, we'll provide rough sketches, showcasing the proposed configuration of each space in plan and exploring required adjacencies.

Entitlement Planning

If you're planning to develop a new property, our team will ensure that your project complies with all local ordinances and design standards. We'll assist with the entitlement process, facilitating opportunities for public review and comment.

Design Development

Following Schematic Design, we'll proceed to the Design Development phase, providing more detailed site plans, floor plans, exterior elevations, building sections, and 3D models as required. At this stage, decisions regarding exterior finish materials, window/door types, and exterior colors will be made.
