• Feasibility Studies: We conduct thorough research to determine the feasibility of your project, taking into account factors such as orientation, topography, zoning regulations, budget, and time schedule.
• Preliminary Design: We explore alternative approaches to your project requirements, existing conditions, and property survey, presenting you with final preliminary design drawings and a preliminary construction cost estimate.
• Construction Documents: We develop a full set of working drawings and specifications for obtaining municipal approval and contractor bidding, finalizing the construction cost estimate, and assisting with the bid analysis and negotiation process.
• Construction Administration: We oversee the construction phase of your project, ensuring compliance with drawings and specifications, approving shop drawings, monitoring progress, and preparing a "punch list" of unfinished items.
• Consultations: We offer consultations on specific client concerns, such as water seepage, cracked or leaning retaining walls, non-A.D.A compliant entry, aged siding or windows, structural deficiencies, or Building Department or Health Department violations.
• Building Inspections: We perform commercial and residential inspections to ascertain the condition of all aspects of the property, submitting a detailed report listing deficiencies with repair recommendations.
• Capital Studies: We prepare a report listing general conditions and deficiencies suited for Home Owner Associations and Cooperatives, along with a ten-year projection of recommended capital improvements.
• Variances, Commission, and Board Approvals: We prepare necessary applications, including floor area ratio calculations, zoning analysis, environmental assessment forms, photographs, and renderings for local municipality review and approval.
• Local Law 11 Inspections: We are certified to perform the required inspection for unsafe conditions or maintenance repairs within a five-year period, submitting a report and photographs to the City of New York.

About Andrew Whitelaw

Owner and Architect

As a registered architect in New York and LEED Certified by the Green Building Council, Andrew Whitelaw has spent over 30 years honing his skills in architecture. With a Bachelor of Architecture from the New York Institute of Technology at Old Westbury, he started his career at the New York Institute of Technology and later worked at the Port Authority of New York & New Jersey. Andrew has also held positions at Carnell Engineering, PC in Valhalla, New York, before establishing Whitelaw Architects in 2002.
