James Vaccaro Architect, Inc. is a Pacifica, California-based architectural firm that provides client-tailored professional design services for custom residential and commercial projects throughout the San Francisco Bay Area and Northern California. Our boutique studio scale allows for focused, distinctive attention to detail on each individual project, with a goal of exceeding client expectations. We strive to create design solutions that are thoughtful, creative, aesthetically functional, and sustainable.
Our History and Expertise
Principal James Vaccaro was raised around the construction industry, with a father and both grandfathers having lifelong careers in the field of construction. James grew up in two homes designed and built by his grandfather. James developed a passion for fine art as a child and began drawing at an early age. His passion for architecture grew from childhood, and he was awarded an architectural drafting honor at the age of fifteen. James holds a Master of Architecture degree (M.Arch.) and continues to further his interest in sustainable design. James founded the firm in 2011 and is a licensed architect in California. He is also a LEED Accredited Professional, Certified Construction Contract Administrator, and Construction Documents Technologist.

Our Design Process
Our process is designed to ensure a collaborative and results-driven experience for our clients. Our seven-phase process includes:
1. Initial Meeting: We evaluate each project based on the ability to meet the project requirements, including scope, time/scheduling, aesthetic requirements, and budget.
2. Proposal Agreement for Services: We issue a written proposal and Agreement for Services, outlining proposed fees, scope of services, and estimated design schedule.
3. Pre-Design: Research and information gathering to compile and evaluate project criteria.
4. Schematic Design: Development of basic design concepts and spatial relationships.
5. Design Development: Refining building systems, finishes, and construction materials.
6. Construction Documents: Developing detailed design and specifications for construction.
7. Bid/Permitting: Assisting with building permit applications and contractor bidding/negotiation.
